Meeting Codes In Your Area

Our House Plans are designed to meet the International Residential Code (IRC) and CABO for the Atlanta, GA area. Despite this compliance, some local and regional building code departments require additional information. Please verify what is acceptable in your area. Many times building officials allow the house plans to be marked with the upgrades necessary to meet these local codes. If not, we recommend purchasing a reproducible set that allows you to have a local designer/architect or engineer add information necessary for your area of the country. Reproducible plans allow you to make these changes prior to final printing so all copies show the needed information. The reproducible set also comes with a license stating that someone besides our company has the right to modify and make copies of this copyrighted plan.

  • 1/4" Elevations (all sides of home)
  • Cabinet details and interior elevations(when necessary)
  • Roof Plan
  • Typical Wall Section and two standard detail sheets
  • Other details shown as required by complexity of plans
  • Most house plans include full framing plans. If they are not included the information appears on floor plans. You may wish to verify this before ordering.

How Many Sets Of HousePlans Should I Purchase?

We recommend a minimum of 4 sets. 8 sets is advised when submitting to FHA or VA. Extra sets(at time of purchase) are reasonably priced and are cheap insurance against damage or loss.

Occasionally an experienced home builder can build a small home with only 4 sets of home plans, but this leaves no set for the homeowner to keep.

Extra sets of home plans allow for getting multiple bids at one time, and allows the homeowner to keep a set for making decisions during home construction such as decorating, lighting and cabinet design.

House Plan Square Footage Calculation

Plan square footage is figured on air conditioned floor space (heated or cooled). The heated square footage is the plan number of that house plan. Other square footages are listed showing decks, porches, garages, basements and volume space. This helps builders quickly estimate the house plan since the cost of building these areas are not the same as the finished square footage.

Volume space is the two story areas of the house plan that is heated but not actual floor space. Example: A two story foyer or two story family room. Although this is not floor space, there is cost involved in constructing it. We list this space to help contractors estimate costs. So keep this in mind when a home builder or Realtor gives you an easy cost per square foot formula. This does not always apply to every home design.

The cost of a house plan can vary greatly depending on the style of home you build. Remember, a two story house on a basement with the garage in that basement space is going to be more economical to build than a ranch style house plan on a basement with an attached garage. The two story has less roof and foundation than the ranch plan even though their square footages may be identical. The cost per square foot to build could vary dramatically. Please check with residential building contractors in your area to get an idea of that dollar amount before making any assumptions.

This license gives you the right to construct one house from these working drawings. To build the house more than once, modify or copy without express written permission violates this copyright. Strict penalties exist for copyright violations. Please read the additional review information provided if you are unfamiliar with these copyright laws.

Reproducible House Plan Prints
When a client wishes to make changes, or knows that a plan will have to be modified or reviewed to meet local building codes he may purchase a reproducible set of drawings. This allows for additions or changes to be made before the bluelines are printed. This is a great convenience to people who live in areas where building codes are more strict than the codes under which the home plan were designed. These plans have been designed to meet International Residential Code (IRC) and CABO, but only to the standards for the area in which the designer's business is located. Some areas where earthquake or hurricane codes are enforced would have more stringent building codes than these plans were drawn to meet. Reproducibles would allow a local engineer to add information covering these conditions and satisfy the local building department requirements. The purchase of reproducibles does not give an extended license. Extended license agreements for Home builders may be purchased. Please contact our office for details.

No refunds or exchanges are permitted. Home plans are printed when the order is received so please verify your home plan number before ordering.

CADD Drawn/Hand Drawn Home Plan Options
All of our plans drawn since 1994 have been drawn on the computer allowing for easy modification and the ability to create a reverse read plan. Hand drawn plans that have not been converted to the computer are only available in mirror image reverse. See Modifications for more information.

Artwork available for Home Plans
Many times builders or Realtors like to use artwork in their marketing and advertising, which we provide on high quality paper to allow for this purpose. Artwork is reasonably priced and is available to you with the consideration that our copyright remains on any reproduction.
